The Renters to Investors event hosted by Dominick Jones and Jordan Parham at @properties delivered a clear, practical, and genuinely accessible roadmap for anyone ready to move from renting to building real estate wealth.

The night was intentionally structured. Dominick and Jordan broke the information into focused segments, then shifted into a panel-style conversation with a guest investor whose real-life experience grounded everything that had been taught. It felt less like a seminar and more like a community conversation.

Understanding the Real Estate Landscape

Dominick opened the evening by breaking down the myths that keep renters stuck. He explained that buyers often overestimate what they need to get started and underestimate how much they lose by waiting. He walked through appreciation, equity, and the legal rights that come with ownership, making it clear how different the experience is compared to renting.

He also highlighted a major shift in the market: the median age of first-time homebuyers has risen to around 40. Not because people can’t buy sooner, but because they often lack the information and confidence to take the first step. This event was designed to close that gap.

One of the lines that stuck with the room was when he said, “You win on the buy.”

Another was, “If you invest in yourself, you’re already an investor.”

Starter Homes, Condos and House Hacking

Dominick broke down the most accessible entry points into ownership, including starter homes, condos, townhomes, and multi-unit properties. He explained how condos can be a smart, low-maintenance option and how house hacking can significantly reduce monthly expenses by allowing the owner to live in one unit while renting out the other.

He reminded attendees,

“Your first home doesn’t have to be your forever home.”

Investment Strategies with Jordan Parham

Jordan shifted the conversation toward income-building strategies. He broke down three major approaches:

  • Short-Term Rentals-High cash flow potential but very active management. Jordan emphasized, “Short-term rentals are not passive. Don’t let YouTube fool you.”

  • Mid-Term Rentals-Travel nurses, corporate stays, and insurance housing. More stable, fewer turnovers, and often more profitable than short-term rentals. Jordan shared, “A mid-term tenant can stay nine months and pay you more than a year of long-term rent.”

  • Shared Housing-Transitional housing, sober living, and government-backed programs. High cash flow but requires structure, partnerships, and clear operations.

Jordan’s personal journey, from cleaning Airbnbs to managing dozens of units across multiple states, showed what’s possible when resourcefulness meets discipline. As he put it,

“Renters pay bills. Investors build systems.”

Real Stories from Real Investors

The panel featured Angela, a client of Dominick’s who purchased her first home at 24 as a single mom. Her story was honest, relatable, and full of practical insight.

She shared how she bought her first home with no money down, navigated a variable interest rate, and eventually turned her properties into long-term rentals. She and her husband now own multiple condos, a niche that works well for them because of the low exterior maintenance and strong rental demand.

Angela emphasized the importance of intentional money management, saying,

“You have to tell your money where to go, or it will walk away.”

She also encouraged attendees to stay focused on their own goals:

“Stay in your lane. Find your niche. ”

And when speaking about comparison culture, she added,

“Look for the house you want, not the house someone else has.”

Her transparency made the entire room feel like investing was not only possible but achievable with the right preparation.

Q&A Highlights

The Q&A portion was focused and practical. Attendees asked about:

• FHA and VA loan differences

• Down payment expectations

• Appraisals and property condition

• HOA financial health

• Managing rentals and handling tenants

Dominick and Jordan answered with clear, real-world examples that helped attendees understand how to apply the information to their own situations.

Final Thoughts

Renters to Investors was more than a class. It was a mindset shift. Dominick and Jordan created a space where people could ask questions freely, learn without overwhelm, and leave with a clear sense of direction.

For anyone who has ever felt unsure about real estate, this event proved that with the right information and the right guidance, the path from renting to investing is far more achievable than most people realize.
